Location - Pinner
Salary - £38,000, OTE £45,000 - £50,000
Hours - Mon to Fri 9.00am - 5.30pm and every other Saturday 10.00am - 2.00pm
Our client is a well-established Lettings & Property Management company looking for a full time Lettings Manager to join their friendly team in Pinner.
This role would suit a candidate with at least 2 years’ experience as a Senior Negotiator or Lettings Manager.
The ideal candidate should be able to demonstrate a proven track record including excellent customer service levels and new business. They will have a passion for the lettings industry and enjoy problem solving and a variety of tasks.
Aside from a good work ethic and positive attitude, they are looking for someone who is polite and well presented, flexible, well organised, and able to think on their feet; someone who will go above and beyond, can lead a team and has great customer service.
Reporting to the Office Manager and Director, you will be responsible for:
- Overseeing the marketing and letting of residential properties
- Conducting Market Appraisals and advising landlords on rental pricing with good knowledge of the current market
- Driving business development and landlord acquisitions
- Managing and overseeing enquiries, viewings, and applicant follow-ups
- Overseeing the vetting of prospective tenants (Inc references, Right to Rent, affordability checks)
- Overseeing the preparation and issuing of tenancy agreements and relevant tenancy documentation
- Ensuring compliance with lettings legislation and regulations
- Liaising with landlords on instructions, updates, and performance
- Managing tenancy rent reviews, and negotiations
- Overseeing and handling move-ins and move-outs from a Lettings perspective
- Overseeing rent collection and arrears management
- Overseeing deposit registrations
- Resolving landlord or tenant queries or disputes
- Monitoring portfolio performance and occupancy levels
- Leading, training, and supporting lettings staff
- Maintaining accurate records and ensuring department processes are current and kept up to date
- Ensuring high standards of customer service and professionalism at all times
Requirements:
- Previous experience as a Senior Lettings Negotiator or Lettings Manager
- A strong communicator with excellent inter-personal skills
- Strong negotiation skills
- Well-spoken and well-presented
- Excellent organisation skills and punctuality
- Strong knowledge of the local rental market and relevant legislation
- Proven track record in leading and managing a team
- ARLA qualified Level 2 at least or equivalent (opportunities to gain more qualifications will
- be encouraged), or working/wanting to work towards it
- Full clean driving license and own vehicle
