Property Manager
Location: Kentish Town
Hours:  Monday to Friday 9am - 6pm
Our client an extremely well-established residential Sales, Lettings and Property Management based in North West London, are looking for a Property Manager who will work on a fantastic portfolio of properties and being the main contact for both Clients and tenants. The successful candidate will be responsible for the day-to-day repairs, property inspections, approving invoices for works, dealing with landlords, contractors and Tenants. 
The Property Management Office is currently responsible for around 600 properties with a staff of 6
Opportunities to earn commission for bringing on new managed and undertaking Project Management
Duties include but are not limited to:
  • Undertaking the day-to-day management of between 150 - 200 properties in the prestigious Belsize Park and surrounding areas. 
  • Excellent customer service and communication skills required
  • Liaising with clients, tenants block managers, agents and all associates and contractors to ensure all requests are progressed through to sign off
  • To ensure compliance at all properties and regularly visit and prepare reports for clients on the condition of properties
  • To support tenants with property issues and other related matters
  • To arrange necessary maintenance using ALTO and Property file
  • Liaise with clients and tenants and ensure clients are kept updated on issues at properties
  • Continually following up and providing holding responses and updates for tenants whilst they await fixes
  • Approving costs and Manage contractors
  • Project managing projects and planned maintenance
  • Dealing with insurance claims
  • Opening and dealing with post as it arrives
  • Collecting post from Vacant Properties and dealing with appropriately
  • Conducting VPM Vacant Property Management where required
  • Run regular reports to determine any Recalls
  • Working in conjunction with the Finance Director to chase rent arrears
  • Working in conjunction with our Legal Advisers on Section Notices for evictions
  • Attending Court for Evictions where required
  • Meeting Bailiffs at properties and ensuring Locks are changed where required
  • Request funds
  • Post invoices for works instructed
  • Pay service charges and other related expenses for Landlords, reimbursing tenants 
  • Prepare properties in conjunction with Negotiator request ahead of new deals and move ins for managed properties
  • Pre-move in checks to arrange cleaning source furniture visual check for compliance 
  • Following up and resolving new move in issues
  • Dealing with all Licence requirements in particular HMO’s Additional HMO’s and Selective Licences as required by the respective councils; Camden, Brent, Westminster etc
  • Visiting other offices to collect post and keys
  • Controlling all managed Property key sets through the electronic key tracker system and signing out and in as required physically and electronically 
Reporting to: Direct line Manager Head of Property Management / Lettings Director / MD
Driver with car not essential but an advantage.  Good rail & bus links from West Hampstead where suitable applicant will be based. Car Parking Space not allocated but sometimes able to use one.
