What Does a Sales Negotiator Do, Day to Day?

If you’re looking at getting into the property industry, you might be considering a sales negotiator role. The main purpose of a sales negotiator is essentially to sell a property, but what does the role actually involve? Being a sales negotiator involves a lot more than just completing the sale of a property, and you could be advertising several properties, speaking with clients, performing viewings, managing paperwork and much more.

We have put together this post, to share a typical day of a sales negotiator and highlight just some of their responsibilities. Pear Recruitment are a property recruitment agency, specialising in finding candidates across London, Essex, Hertfordshire and Kent their ideal roles. Speaking with New Potential Buyers

Just one of the responsibilities of a sales negotiator is speaking with new potential buyers that enquire regarding the properties that you’re selling. A huge part of your role will involve promoting the properties in your portfolio, and then managing the interest shown in respective properties. This means following up on emails, taking calls, and meeting potential buyers in person. It is an excellent role for those who enjoy speaking with and meeting new people, and who like to work in a role where things change quickly.

Conducting Viewings

As a sales negotiator, you will be conducting viewings of your property portfolio in order to make sales. Usually this means you’ll need to be able to drive, as you will have to travel to the properties in question. As the sales negotiator you will be showing the potential buyer around the inside and outside of the property and any additional outside space the property may have, providing relevant information regarding schools and local amenities, and answering any questions your prospective buyers might have. It is an excellent role for those who like variety and for those who like to meet with people in person and build relationships.

Managing Negotiations and Offers

The next stage in the process after a potential buyer has shown interest and viewed a property, is the offer stage. You will have to manage negotiations and offers that come in for the properties in your portfolio, which can be challenging so you need to be able to cope well under pressure. This is an exciting part of being a sales negotiator and lets you really get stuck in and use your skills to make a sale. This part of the role can involve a lot of back and forth, as well as complex legal procedures and working with solicitors and other parties to sign contracts and get the sale through and to meet deadlines.

Maintaining High Levels of Communication With Both Parties

As a sales negotiator, you will need to keep up high levels of communication with both parties - that being your potential buyers, and the clients (property owners or managers). You will need to give your clients feedback on their property that you’ve gained from the viewings you’ve held, and keep them up to date with how the sale of the property is going. You will also then need to keep up constant communication with your potential buyers, and update them on the progress of buying their home, closing their offer, negotiations and more.
