Speaking with Prospective Tenants and Arranging Viewings
Just one part of your role as a trainee lettings negotiator will involve speaking with prospective tenants who have enquired regarding a property they might have seen online, and working with them to find the right property for them. You will be corresponding with the prospective tenants via email and over the phone, working closely with them to support their property search.
You will also be arranging viewings and attending the viewings as a representative for your company, and showing the prospective tenants around relevant properties. This will involve telling your prospective tenants everything that they need to know about the property in question, and answering any questions that they might have regarding the local area including schools, shops and amenities.
Communicating With Landlords and Negotiating Offers
Another important part of your role will include communicating with the landlords to understand their requirements. Every landlord is looking for different things from their tenants, and it's your job as a trainee lettings negotiator to understand their requirements. You will work closely with the landlord to get to know what kind of tenants they are looking for, to meet their criteria.
When it comes to your prospective tenants making offers on a property, you will then be in charge of managing and negotiating any offers. You might have to go back and forth with your landlord and tenants to figure out an agreement that works for both parties, and manage your tenants expectations effectively.
Managing Paperwork and Documentation
You will also potentially be managing tenant paperwork, and taking all of the correct information and documentation from them if they decide to put an offer in on a property. This will mean that you need to understand what documentation and checks you need to make on a prospective tenant, and ensure that everything is in order.
