What Does a Sales Negotiator Do?


A sales negotiator's role is to promote and sell properties, and work closely with both the owners of properties for sale as well as prospective buyers. This role involves speaking with new potential buyers and helping them find a property that will be suitable for them and their lifestyle. Sales negotiators also show prospective buyers around available properties and answer any questions that they might have.


Another part of a sales negotiator's role is to work closely with the property owner and help them to find the right buyer for their property. Sales negotiators handle the entire process from initial contact with a buyer to conducting viewings and managing the negotiations for the property. They communicate closely with the buyer throughout the process and keep them informed of updates. They also deal with other professionals such as mortgage brokers and solicitors. 


What Does a Lettings Negotiator Do?


A lettings negotiator's role is similar in many ways to a sales negotiator, however, they don’t deal with the sale of a property. Instead, they are responsible for finding tenants to rent properties. Again, lettings negotiators work closely with landlords to understand their requirements for new tenants and seek out suitable tenants for their properties. This also means speaking with new potential tenants who enquire about rental properties and helping them find the right property for their needs. They also conduct viewings around properties.


Similarly again, sales negotiators work very closely with both parties, keeping up constant communication between landlords and prospective tenants. Another part of being a lettings negotiator is managing paperwork, such as tenancy agreements and referencing.


Which Career Path is Right for You? 


Both sales and lettings negotiator jobs are full on, they require a lot of multi-tasking, organisation and strong time management skills. You also need to be excellent with people and have very good communication skills, as well as being driven and motivated to reach targets. One of the main differences between sales and lettings is that lettings tends to be a lot more fast-paced, as the process of renting is quicker than the process of buying and selling. 


Working in sales can be extremely rewarding though as you are helping people find their dream homes and you get to work with people for longer, really getting to know them, their family and their needs. Since it can be a more lengthy process when selling a property, you will deal with many more parties throughout the entire process too.
