What is a Property Manager?


A property manager is someone who is typically hired by a property owner, to oversee the daily operations and management of a rental property that they own. They basically handle all of the management of the property so that they don’t have to do it themselves, and act as the middle-man between the landlord and respective tenants. 


You might be overseeing and looking after one property or a portfolio of multiple properties depending on your role and the company that you work for. You might be working for residential properties in the private rented sector (PRS), or for commercial properties such as offices, shopping centres or other commercially owned establishments. 


What Does the Role of a Property Manager Entail?


You will be overseeing the daily management of different properties that you look after, ensuring that your tenants and landlord are happy, and that the property is functioning and is maintained as it should be. This includes regular inspections to your properties to make sure they adhere to health and safety regulations as well as other lettings legislations, and ensuring that the building is well looked after. 


You will be in charge of sorting any maintenance or repairs as needed, and addressing any issues that your tenants might have. You may act as the main point of contact between the landlord and the tenant, and work with both parties to make sure that they are happy. And will most likely be managing finances for the property, which could include collecting rent, adjusting rental rates, and managing deposits.


What Career Progression is there in Property Management?


There is a lot of room for career growth and progression within property management, allowing you to take on further responsibilities, move up in the ladder and earn a higher salary within a relatively short time frame. You can quickly move up from being a property manager to a senior property manager, and then to a head of property management. As you progress through the different roles, you might end up managing a larger portfolio of properties, having more responsibilities, or managing a team. This makes it a fantastic sector of property to go into as there is so much room for growth, and a lot to learn.
