Working Hours: Monday to Friday 9am - 6pm
We are on the lookout for a first-class Property Manager who wants to join a highly reputable office based in St Albans. If your attention to detail is meticulous, your attitude tenacious, then you may be the person for this great role. They are looking for candidates with potential and a desire to develop and thrive in this busy environment.
You will be managing a portfolio of properties to a high standard, making sure the communication between landlords and tenants is at an exceptional level. You will be resilient as you know, resolving issues with both Landlord & tenants will be a regular part of your day. We need great team players who can ensure colleagues and contractors are kept updated, at all times. This client pride themselves on providing a simple, straightforward, transparent service.
A rough guide to your daily tasks:
Dealing effectively with maintenance issues as they arise
Arranging quotations for maintenance and improvement works
Advising colleagues of notices to vacate and organising end of tenancy check outs
End of tenancy negotiations and deposit dispersal in line with the DPS process
Updating landlords of new health and safety requirements to ensure current regulations are adhered to.
Arranging and keeping track of gas safety records
Ensuring routine property inspections are carried out within specified time frames, completing inspection reports to be sent to landlord and tenants, and liaising with tenant and landlord to rectify any issues highlighted on inspection.
Manage tenancy renewals, rent reviews and serving of legal notices
Monitoring and chasing late rent payments
Essential requirements:
Confident liaising with clients and contractors faces to face, via phone, email and letter.
Ability to work under pressure and to take control of own workload
Excellent organisational, time management and IT skills
Full Driving Licence & own transport.
Ideally ARLA qualified
Minimum 2 years’ experience within similar role
