Salary: £45,000
FTC for 6 months.
We have an amazing opportunity to join our clients business, they are a specialist owner and manager of shopping centres. They are looking for a Property Manager to help them deliver cost effective, efficiently run centres that meet the needs of their guests and customers and provide shareholder value through income growth.
You will be a customer service orientated Property Manager, who is responsive, collaborative, and able to work with pace and a passion to meet customers’ (retailers) needs. A key member of the Property Management function of the team, working closely with the Senior Property Manager in providing strategic, legal, and practical property management support. The PM will have an outward facing role in respect of being a key interface with customers and other occupiers. A minimum requirement of 2 years’ experience, and experience with service changes and reading leases an absolute must.
A BRIEF OVERVIEW OF RESPONSIBILITIES
Proactively Delivery business rates.
Support the Finance team to co-ordinate building insurance renewals
Represent the business in service charge disputes on allocated centres.
Determine apportionment schedules at budget and reconciliation with the Finance team
Regularly review and liaise with the SPM and Leasing Administrators on data entries at allocated centres to ensure consistency in all data across the board
Collaborate with Leasing Administrators to ensure the timely upload of new leases are completed and tenancy schedules remain up to date on allocated centres.
Provide proactive business support at allocated centres in the delivery of asset management.
Interpret occupational leases
Handle, manage and seek investment opportunities in the portfolio of land strips
Manage the dilapidations process at allocated centres, working with consultants and on-site teams as necessary;
Manage and co-ordinate external agents, lawyers and consultants effectively;
Continuously seek to make improvements to Property Management processes and systems, to enhance customer experience and leverage/optimise business efficiency;
Contribute to the credit control process to ensure income maximisation;
Achievement of the annual Business Plans at the centres
APC & MRICS qualified
Benefits Package:
FTC for 6 months.
35 hours a week 9.30am – 5.30pm
Monday to Friday, with an hour unpaid for lunch.
25 days annual leave plus the normal bank holidays.
