Working Hours: 8.30am – 5.30pm
We have been given an amazing opportunity for an experienced Property Manager to join this independent estate agent in their Tolworth office. They are looking for outstanding candidates to join this great team, the portfolio you will be looking after is around 200 properties, with a total of 420 properties managed you can be confident you are joining a great team with an exciting future.
Successful candidates will have at least 2 years of experience as a Property Manager you will be able to apply existing knowledge and gain further experience in a variety of areas working with this established company. You are an experienced and forward-thinking Property Manager who can confidently manage this portfolio.
Working in the administration office reporting to the Lettings Director this office is purely Lettings administration so everyone is working from the same hymn sheet with several departments including, tenancy renewals, progression, referencing, accounts, deposit returns , compliance and of course property management. They are a great bunch of people to work alongside making your working day a pleasant one!!
Key Responsibilities:
Looking after approx. your own portfolio of approx. 200 properties.
Oversee day-to-day maintenance of the portfolio to ensure properties are maintained .
Liaise with tenants and ensure that any reported maintenance issues are addressed in a timely manner
Carry out regular inspections (You will need to drive and have your own vehicle)
Produce inspection reports
Advise senior management on necessary improvement/ upgrade works and assist with coordinating said works
Ensure the properties comply with the health and safety requirements (fire safety, gas safety, energy performance, electrical installations, legionella risk, etc.)
Manage existing contractors (handymen, plumbers, engineers, , pest control, etc.)
Source new contractors to ensure competitive rates and a high standard of service
Coordinate repairs and/or improvement works between tenancies to improve rental value and to minimise void periods
Submit quotes for improvement, decoration and repair works upon request
Must be able to work under pressure
