Hours: Monday to Thursday 9am - 6pm and Fridays 9am - 5.30pm
People and property are your passion, If being organised is your thing then we need you to join our client. An independent agent who have offices in North and North West London with over 60 years’ experience they will be able to support you in the role of Property Manager with Block Management experienceto join their office in Finchley Road. Ideally candidates will be ARLA qualified (although not essential) most definitely able to deal with a portfolio of 150.
Role Specification:
Arranging agreed pre-tenancy requirements notified to them by a branch office, eg professional cleaning, smoke alarm tests etc.
Managing the “float” (to pay invoices on a landlord’s behalf.)
Dealing with any maintenance issues in the property whilst it is tenanted. This can involve liaising with contractors, landlords and block managers.
Processing their own invoices that are under £200. Any over £200 need to be approved by the Manager.
Dealing with insurance claims, liaising with block managers, loss adjusters, arranging estimates
Inspecting properties and submitting reports to landlords.
Perusing check out reports and quantifying deductions from deposits and liaising with landlords and tenants to negotiate an agreement between them.
If necessary submitting disputes to the Tenancy Deposit Scheme or responding to disputes submitted by tenants.
Candidate Requirements:
Good spoken English
ARLA qualification not essential but preferable.
Previous experience and knowledge in London Property, specifically Block Management.
