But what are our top skills that you need to be a successful estate agent?
Being an estate agent is more than just guiding potential buyers around other people's properties, although that certainly is what it seems like to those not involved in the industry. But being a successful estate agent involves an incredible amount of hard work and encompasses a lot of different skills. If you want to up your game as an estate agent, here are a few things that you could be working on.
-
Brush up on your Local Knowledge
Cities and towns are changing, new shops and restaurants can crop up anywhere, changing the space entirely. New neighbourhoods and the renovation of old spaces can change a lot within a community, and as an estate agent must be aware of these changes. When a potential buyer comes to see you about a property, they may well ask you questions about the amenities and schools in the surrounding area, particularly if they are new to the town or city. Being aware of the locality and what’s available in the area will certainly be a benefit to you.
But it doesn't stop there, as an estate agent you need to know the local rules and regulations for the different areas and communities that you work in. This knowledge might seem superfluous but understanding regulations for extensions and other important property-related rules can help you to sell a property. If a potential buyer is looking to renovate a space, your knowledge might help them to make their decision.

Work on your Creative Skills
Other important, but little known, skills that most estate agents need are creative skills. Being able to take good photographs and write appealing listings will increase the number of potential buyers that you get to interact with. When a potential buyer first looks at the property, the only information they have to go off is found in the images and descriptions that they can find online. So being able to take high quality, clear images, will work in your favour.
An additional creative skill that you could implement is using 360 virtual tours for each of your listings. These are even more useful to potential buyers than photographs because they allow them to get an idea of what the space might feel like, which might well convince them that the property is worth viewing in person. These sorts of virtual tours are not offered by every estate agent, which is also why they may well prove to be a useful skill for you.
