Up to £31,000 doe.
Monday to Friday 9am – 5.30pm
Due to continued growth, our client a long established small Chartered surveying practice are on the lookout for a fabulous Property Manager with Block experience to join our client, a long established small Chartered surveying practice.
You would be taking on management of a portfolio of residential blocks, along with some commercial property and Assured Shorthold Tenancies. So, if you have a mix of experience in both Block, commercial and AST you would be the perfect fit! You would have a fair-sized portfolio to manage 16 Blocks and 60 residential AST Portfolio.

PropertyDuties:
Deal with day-to-day property management issues professionally
Dealing with Landlords and Contractors
Dealing with Tenants/lease holders
Answering telephones and dealing with the public (Clients,tenants,utility companies, suppliers,local Councils etc)
Making sure that managed properties are compliant with all Health & Safety and other statutory requirements and best practice requirements
Have an understanding of legislation such as the Landlord & Tenant Act 1985 and Section20 Notices
Being able to read and understand leases and legal documentation
To prepare Service Charge Budgets
To collate necessary information for Service Charge Year End accounts to be prepared
To carry out property inspections on a regular basis and review contractors works
Have the ability to build and maintain strong client relationships
Being able to deal with any relevant notices received (either or residential or commercial property)
Being able to use the property management software. Experience of the Re-leased software is not essential but preferable.
Attend tenant meetings and Annual General Meetings (AGM) as and when required.

At least 2years of Property Management experience

Preferable:
Have knowledge of Re-leased property management software is preferable
Full UK Driving Licence and owning their own car is preferable
An IRPM qualification is desirable but training will be offered.
