Salary up to £30,000
Working Hours Monday – Friday 9am – 6pm
Our client is a successful independent estate agents with offices based at Battersea Park & Brixton Hill. They are renowned for their in-depth knowledge of their local markets and are looking for an experienced property Manager to join their team.
As a Senior property manager the purpose of your role is toensure the efficient and effective management of the allocated residential property portfolio, ensuring the very best service is delivered to our Clients at all times. It is important to provide support and guidance to other Property Managers and the Lettings team in general
Specific tasks and duties
Receive and action maintenance issues and instruct approved contractors accordingly, controlling costs and quality of work
Check, authorise and post invoices
Secure additional funds from Landlords, when necessary
Arrange appropriate quotations in line with Terms of Business, ensuring landlords approval is received
Act as liaison between landlords, tenants, contractors
Respond to telephone and mail enquiries in line with department procedures
Arrange and carry out property visits, submit reports to landlords and follow up any identified maintenance issues
Negotiate damages claims between landlords and tenants following check out
Manage the process relating to insurance claims, including meeting loss adjusters, supervising works and securing repayment from insurance companies
General Operations
Effectively manage the day to day issues with any individual team member
Support and develop new team members
Ensure internal controls and procedures are adhered to at all times
Promote and provide additional services, in particular the property refurbishment service
Customer Service
Ensure customer service standards within the department are adhered to at all times
To be available as initial point of contact for external complaints and manage day to day issues within the team
Develop interdepartmental relationships and promote relationships with all front line offices
Actively promote and support the managed service to secure new business and revenues
Accompany residential lettings staff to prospective client meetings as representative of the Lettings Management team
Staff Training
Assist with training and coaching new team members
Work alongside new team members to ensure optimum performance is achieved as quickly as possible
Identify training and development needs
Assist with company and department training programmes
Knowledge / Skill / Experience
In depth understanding of the property management process
A minimum of 2 years property management experience
Professional approach and appearance
Able to handle and resolve difficult/sensitive issues or disputes without reference to line manager
Some experience in people management
