- Portfolio Manager – Croydon
We are currently looking for an experienced Portfolio Manager to join my client based in Croydon. The successful Portfolio Manager will be responsible for a portfolio of properties, therefore they must be able to manage their own workload, keep on top of any issues and prioritise jobs as necessary.
Duties
To service and manage property portfolio on a day to day basis
Be responsible for advertising the property
To anticipate and identify problems and provide solutions to them
Arrange tenant viewings
Work with your Tenant Liaison Officer to shortlist possible tenants
Draw up all relevant paperwork/contracts accurately
Once the individual councils landlord schedule has come in, update the spreadsheet in a timely and accurate manner and make notes of any anomalies and shortfalls.
Liaise with the councils to find out the status and position of a tenants claim, and co-ordinate with the housing benefit team
Arrange meeting between Tenant Liaison Officer and tenants
Liaise with the maintenance department of any issues within a property
When a tenancy comes to an end liaise with the tenants, if vacating arrange for checkout and re-advertise.
Arrange checkout, repairs and the cleaning of a property.
To finalise any landlord contracts once the sales team take it on to ensure it is correct.
To negotiate on any landlord rent increases/decreases
Support the sales team and develop own strong personal relationships with key contacts
To cross reference the financial reconciliation sheets at the end of every month, rectify any discrepancies keeping your manager informed
To liaise with the accounts department on a monthly basis to understand if any tenants are in rent arrears and the appropriate course of action
