We are looking for an experienced Property Manage to join our client, an independent Estate agent based in south west London and likes to do exactly that!
With over 25 years experience they have developed an extensive knowledge of the local property market which means they can offer a wide-range of services and they want the best people on hand to ensure that this is delivered.
They have heavily invested in putting the best system in place so that both Landlords and Tenants can benefit from this. The aim is to create a pleasant environment for both staff and customers, they have paid attention to detail specifically not to make it feel like the typical estate agent atmosphere.
And that’s what they want from you as a Senior Property Manager, to pay attention to detail and represent the business as it should be. With a portfolio of around 300 properties you will work in a small team, you will be used to managing a similar portfolio and must be Arla qualified.
Most days you will:
Dealing with maintenance issues reported by tenants
Liaising with landlords and contractors
Checking and approving invoices for contractor payments
Carry out property inspections and complete reports.
Ensuring the property is in order for new tenancies, if managed.
Completing the end of tenancy procedure and booking check outs.
Proposing dilapidation compensation on the landlords behalf and negotiating, if required.
Submitting deposit disputes to the DPS, if required.
Ensure deposit returns are compliant with DPS guidelines.
Issuing notice to quits, if required by landlords.
Ensuring the properties are compliant (Gas safety, electrical safety, etc).
Informing utility providers of new tenant details and dealing with landlord void bills.
Undertaking any general administration tasks that may be required.
Requirements:
3 years Experience
Arla qualified
Must be presentable, punctual and articulate
Excellent Organisation skills
Great attention to detail
Computer literate
The Package:
Salary: £28,000 - £35,000
Monday to Friday 08:45 – 18:00
