Property Manager - Cockfosters
Salary: £32,000 (dependent on experience)
Our client is a residential letting & managing agent based in North London. They are looking for an experienced Property Manager to join a small team. They pride themselves on delivering a very high standard of service tailored to meet the needs of their local authority clients, landlords and tenants alike.
The successful Property Manager will be responsible for a sizeable portfolio of properties (150-200+), therefore they must be able to manage their own workload, keep on top of any issues and prioritise jobs as necessary.
A solid property management background is essential and they must be able to demonstrate a track record of their knowledge and achievements.
A full UK driving licence is essential to the role (vehicle provided by the company).
Key Responsibilities:
Answer general, maintenance and emergency phone calls, deal with all general enquiries and resolve reported management issues (e.g. social welfare, ASB, etc) accordingly.
Manage and update Excel & CFP Winman software or any other software to carry out your day to day tasks.
Act as a central point of contact for all Council clients, landlords, tenants, managing agents and contractors & other 3rd parties e.g. solicitors.
Instruct maintenance works and ensure the completion of the work within prescribed timescales.
Obtain cost estimates for approval by landlord before carrying out work.
Keep Directors updated of any major issues.
Arrange access to properties with correct notification, as necessary.
Maintain the quality of Landlords’ properties, organise regular property inspections (every 2 months).
Complete all administrative functions to ensure the accuracy of landlord and tenant information, contractor billing and payment details.
Accurately raise Work Orders on CFP Winman software;
Accurately process contractors invoices and all associated administrative work and update CFP Winman software;
Receive and coordinate new tenancies and End of tenancies. Ensure all administrative works & records involved are updated & completed.
Process Homefinder notices to vacate - Section 21 Notices, monitor monthly benefit payments and arrange rent collection when necessary.
Liaise with tenants after check-out.
Arrange for Gas Safety Inspections, boiler service & all other statutory & local authority compliance requirements. Ensure all the obligatory and Council client requirements are carried out in a timely manner.
Process insurance claims on behalf of landlords.
Documenting, processing, scanning to CFP Winman and filing correspondence.
Awareness of Health & Safety property issues.
Ensure an excellent standard of customer service is provided and upheld.
Skills:
A minimum of 3 years’ property management or similar experience.
Highly motivated, emotionally mature and positive with a "can do" attitude.
Ability to work under pressure and to work within a small team.
Excellent team player with the ability to work on your own.
Excellent organisational, verbal and written communication skills.
Strong administrative skills.
Expert communicator capable of effectively managing conflict and solving problems.
Ability to multi-task by employing effective time management strategies.
Excellent IT skills with intermediate MS Word & Excel.
Well-presented and able to communicate with clients & tenants in a professional and friendly manner.
Confidence, enthusiasm and strong dedication to the job and company.
